Ben Huon Manor Terms & Conditions

1. Acceptance of these Terms

By making a booking with Ben Huon Manor, you acknowledge that you have read and agree to these Terms & Conditions. These Terms & Conditions form part of your booking agreement.

2. Booking and Payment

– A 50% deposit is required to confirm your booking.
– The remaining balance is due 7 days prior to arrival.
– We accept Visa, Mastercard and American Express
– Failure to pay the balance by the due date may result in cancellation of your booking.

3. Check-in and Check-out

  • Check-in: From 2.00 pm
  • Check-out: By 11.00 am

Access details, including your keypad code, will be provided prior to arrival. Should the keypad fail, we will provide an alternative means of access as soon as reasonably possible.

4. Cancellation Policy

Our cancellation policy helps protect our small business while remaining fair to our guests.

Refunds are as follows:

– 100% refund for cancellations made 14 days or more before arrival.
– 75% refund for cancellations made 7–13 days before arrival.
– 50% refund for cancellations made 4–6 days before arrival.
– 25% refund for cancellations made 2–3 days before arrival.
– No refund for cancellations made less than 48 hours before arrival.

We strongly recommend that all guests obtain suitable travel insurance.

5. Property Unavailability

Whilst every effort will be made to honour confirmed bookings, Ben Huon Manor reserves the right to cancel a booking where the property becomes unavailable due to circumstances beyond our reasonable control. This may include, but is not limited to, serious illness, injury, death, fire, flood, storm damage, bushfire, power failure, government direction, sale of the property, or any other unforeseen event that prevents the accommodation or venue from being safely provided.

If this occurs, all monies paid for the affected booking will be refunded in full.

Our liability is limited to the refund of monies paid for the booking. Ben Huon Manor is not liable for any indirect or consequential loss, including travel costs, accommodation booked elsewhere, supplier fees, wedding expenses or other associated costs.

6. Weddings and Special Events

Weddings, celebrations and other organised events must be approved as part of your booking.

Guests booking Ben Huon Manor for weddings or special events are strongly encouraged to obtain appropriate wedding or event insurance. This insurance may provide protection against cancellation, supplier failure, severe weather, illness and other unforeseen circumstances.

7. Guest Numbers

The number of guests staying at the property must not exceed the number confirmed in your booking unless agreed in writing before arrival. Additional charges may apply where approved.

8. Respect for the Property

We ask all guests to treat Ben Huon Manor with care and respect.

Guests are responsible for any loss or damage caused by themselves, members of their party or invited visitors beyond reasonable wear and tear. The cost of repairs, replacement or additional cleaning may be charged accordingly.

Furniture, furnishings and household items are provided for your enjoyment and must remain on the property.

9. Cleaning

Your accommodation will be professionally cleaned before your arrival.

On departure we simply ask that guests:

– leave the property in a tidy condition;
– place rubbish in the bins provided;
– wash used dishes or place them in the dishwasher;
– remove personal belongings; and
– report any accidental damage.

Additional cleaning charges may apply where excessive cleaning is required.

10. Adult-Only Accommodation

Ben Huon Manor is an adult-only property.

Children under 13 years of age are not permitted unless specifically approved in writing prior to your stay.

11. Smoking

Smoking and vaping are not permitted inside any building.

Smoking is permitted only in designated outdoor areas. Cigarette butts must be disposed of safely and responsibly due to the bushfire risk.

12. Pets

Pets are not permitted at Ben Huon Manor.

Registered assistance animals are welcome by prior arrangement.

13. Personal Property

Guests are responsible for their own personal belongings during their stay.

Ben Huon Manor accepts no responsibility for loss, theft or damage to personal property except where required by Australian law.

14. Rural Property

Ben Huon Manor is situated in a rural environment.

Guests should take reasonable care when using walking paths, gardens, driveways and outdoor areas, particularly during wet weather or periods of high bushfire risk. Guests must follow any safety instructions provided during their stay.

Temporary interruptions to services such as electricity, internet or water may occasionally occur due to circumstances beyond our control. We will always use reasonable efforts to minimise any disruption.

15. Lost Property

Lost property found after departure will be held for a reasonable period.

Where requested, items can be returned at the guest’s expense. A handling fee may apply.

16. Right to Refuse or End a Stay

Ben Huon Manor reserves the right to refuse entry or terminate a booking where guests:

– exceed approved guest numbers;
– hold unauthorised parties or functions;
– engage in illegal or unsafe activities;
– cause excessive disturbance to neighbours or other guests;
– deliberately damage the property; or
– behave in a threatening, abusive or offensive manner towards staff or others.

Where a booking is terminated for these reasons, refunds will not be provided.

17. Australian Consumer Law

Nothing in these Terms & Conditions excludes, restricts or modifies any rights or remedies available under the Australian Consumer Law or any other applicable legislation.
